By accessing or using the website at ennisconcrete.com, or by requesting or receiving services from Master Ennis Concrete, you agree to be bound by these Terms and Conditions. If you do not agree, please do not use our website or services. These terms apply to website visitors, customers who submit inquiry forms, and customers who enter into service agreements with Master Ennis Concrete.
Master Ennis Concrete provides residential and commercial concrete contracting services in Ennis, TX and surrounding areas, including but not limited to:
We reserve the right to decline any project that falls outside our service area or scope, at our sole discretion.
Estimates provided by Master Ennis Concrete are based on information available at the time of the site visit and are valid for 30 days from the date of issuance unless otherwise stated in writing.
Estimates may be subject to change if site conditions differ materially from those assessed during the initial visit, if project scope changes at the customer's request, or if material costs change significantly between the estimate date and the scheduled work date. Any changes to the scope or price will be communicated in writing before additional work begins.
Verbal quotes or general pricing ranges provided during initial conversations do not constitute a binding agreement. A written, signed proposal is required to establish a binding contract for services.
Scheduled work dates are subject to weather and site conditions. Concrete work requires suitable temperatures and dry conditions. If we must reschedule due to weather or conditions beyond our control, we will notify you as soon as possible and arrange an alternative date.
If you need to cancel or reschedule a confirmed job, please notify us at least 48 hours in advance by phone or email. Jobs cancelled with less than 48 hours notice after materials have been ordered may be subject to a restocking or material charge, which will be communicated to you at the time of cancellation.
Master Ennis Concrete reserves the right to cancel or reschedule work if site access is unavailable, site conditions are unsafe, or payment terms have not been met.
Payment terms will be specified in your written project proposal. Typical terms require a deposit prior to project commencement and a final balance upon completion. Specific deposit amounts and payment schedules vary by project size and will be outlined in your agreement.
Final payment is due upon substantial completion of the project as agreed in writing. Balances not paid within the terms specified in the proposal may be subject to a late payment fee and may affect our ability to schedule additional work for you.
Master Ennis Concrete accepts payment methods as indicated on your invoice. In the event of a dispute over payment, both parties agree to attempt good-faith resolution before pursuing any formal legal remedy.
Before work begins, the customer is responsible for:
Master Ennis Concrete is not responsible for damage to unmarked underground utilities or for delays resulting from site access issues not disclosed prior to scheduling.
Where required, Master Ennis Concrete will apply for applicable permits on the customer's behalf. Permit fees are the responsibility of the customer and will be included in the project proposal or invoiced separately. The customer is responsible for ensuring any required HOA approvals are obtained prior to the start of work.
Master Ennis Concrete warrants that all work will be performed in a workmanlike manner and in accordance with the written project proposal. Specific warranty terms, if any, will be stated in your proposal or project agreement.
Concrete is a natural material subject to cracking, particularly in areas with expansive clay soils such as those common in Ennis and Ellis County. Hairline cracks resulting from normal curing and soil movement are not considered workmanship defects. Control joints are placed to manage this stress, but some surface cracking over time is an inherent characteristic of the material, not a construction failure.
No warranty claim will be valid for damage caused by customer misuse, third-party actions, unusual loading beyond the scope of the project design, or failure to follow post-installation care instructions provided by our crew.
To the fullest extent permitted by applicable law, Master Ennis Concrete shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to the use of our website or the services we provide. This includes, without limitation, loss of revenue, loss of data, or loss of use.
Our total liability for any claim arising from a specific project shall not exceed the amount paid by the customer for that project. These limitations apply whether the claim is based on contract, tort, negligence, or any other legal theory.

If a dispute arises between you and Master Ennis Concrete related to our website or services, we ask that you contact us first and allow us an opportunity to resolve it directly. Most concerns can be resolved quickly through a direct conversation.
If a dispute cannot be resolved informally within 30 days of written notice, either party may pursue resolution through binding arbitration or in a court of competent jurisdiction in Ellis County, TX, in accordance with applicable law. The prevailing party in any such proceeding shall be entitled to recover reasonable attorneys' fees and costs, to the extent permitted by law.
These Terms and Conditions are governed by and construed in accordance with the laws of the State of Texas, without regard to its conflict of law provisions. Any legal action arising under these terms shall be brought exclusively in the courts located in Ellis County, Texas.
